Gladsheim takes a total approach to its properties, which includes the renovation model applied to the apartments, the building and the outdoor environment.
The goal is for the entire property and its surroundings to be an attractive and pleasant place to be. We work with three apartment categories and concepts for Gladsheim apartments: LiveWell, LiveBetter and Guarantee. Gladsheim Guarantee apartments have been totally renovated to the standard of new production. The LiveBetter concept is used for apartments where some existing equipment can be kept in the renovation while still improving the standard of the apartment so that the total utility value and housing experience are better. LiveWell is our third category, made up of apartments with an older standard and lower rents.
In all renovations, focus is on environmental and social sustainability.
Gladsheim’s total approach to the property includes common areas such as car parks and outdoor spaces, outdoor lighting, building access systems, stairwells, below-ground common areas and laundry rooms. All renovations follow a renovation manual that describes the materials and colours to be used in the renovations to ensure a uniform result and consistent colour scheme and tone in all spaces.
Renovations of common areas are carried out gradually in pace with apartment renovations. When an apartment at a property is renovated, common areas are painted and freshened up at the same time. The work includes all walls, floors and other surfaces and includes investments in features including digital access systems and laundry room booking tools, as well as fibre installations. The goal is for Gladsheim’s properties to be safe, attractive and pleasant.
Gladsheim Guarantee apartments are totally renovated to a standard comparable to new production. New parquet floors are laid throughout and all walls and ceilings are repainted. Kitchens are renovated from top to bottom and fitted with new appliances, new cupboard doors, built-in dishwashers and worktops. Bathrooms are transformed with fully tiled floors and walls, new showers, basins and vanity units and electric towel warmers. Optional amenities like washing machines and tumble dryers are also available. Tiles are laid at the entrance in the hall and apartment doors are replaced with soundproof security doors.
The LiveBetter concept is used for apartments where some existing equipment can be kept in the renovation while still improving the standard of the apartment so that the total utility value and housing experience are better. The measures taken are adjusted to stakeholder demand and preferences and conditions in the apartment. Walls, floors and other surfaces in the apartment are sanded and painted or replaced. Kitchen upgrades include new appliances and a dishwasher. As renovations are adapted to each specific apartment, there is no finished total concept in the same way as for Gladsheim Guarantee apartments.
LiveWell apartments are those we choose not to renovate. The apartments thus have an older standard of amenities and the rent is lower.
Each apartment is inspected after someone moves out and the existing standard and renovation options are reviewed. The company then decides which of the concepts fits the apartment best.
